In many households, laptops and work or school materials are spread across the kitchen table.

That makeshift office can be inconvenient for the person using them, and others in the family, as well. This typically happens because there’s a deficiency of proper work spaces within the home.

In the Rayn by Hopewell Residential, the ability to be productive from home gets plenty of support. This 1,698-square–foot duplex is presented as a show home in Mahogany.

A winner of multiple community awards, southeast Calgary’s Mahogany is known for having the largest freshwater lake in Calgary.

In the show home, the front-facing flex room on the main level is staged as a home office. The eight-foot seven-inch by nine-foot three-inch is presented with a desk for two people.

This setup is ideal for two school-aged children working on school assignments. With close proximity to the kitchen, it’s easy for them to access their parents and ask any questions as they put the final touches on dinner.

Whether it’s for homework or a professional working remotely, the flex room’s large window is an important feature. It brings in a large volume of natural light, helping those using the space feel sharp and motivated.

If a family’s needs do not call for an office, this room can serve other purposes, as well. For instance, a household with a young child may have a play area.

A second work space is located just off the kitchen. On an extended landing along stairs to the second level, there’s a so-called tech space. This is reflected in a small desk and chair.

In terms of productivity, the kitchen fits that profile, as well. It boasts a generously sized island, ideal for spreading out and working with ingredients. The island has an extended eating bar with seating for at least four people.

As seen in the show home, the kitchen is equipped with stainless steel appliances, including a fridge with french doors and chimney-style hoodfan.

The kitchen is part of an open-concept floor plan that touches a central dining area and great room, as well. Measuring 12 feet seven inches by 11 feet five inches, the great room features a well-sized rear-facing window.

On the second level, everything revolves around its welcoming central bonus room. There’s a 12-foot by 11-foot nine-inch primary bedroom at the back of the floor plan and two secondary bedrooms up front.

In the primary bedroom, the walk-in closet is located inside its ensuite. This format creates a more convenient morning and bedtime routine.

The secondary bedrooms, located side by side, are equal in size. This eliminates the chance of the family’s children arguing over who gets the larger bedroom.

Two additional sleep spaces are in the secondary suite. This feature, demonstrated in the show home, is ideal for home owners who want to offset mortgage payments with a rental tenant.

In addition to the bedrooms, the suite resembles an apartment, including a laundry area, bathroom, and kitchen.

The cooking area is U-shaped and includes stainless steel appliances, such as an over-the-range hoodfan. There’s also a sink that faces the rec area and an eating bar that seats three people.

The laundry area has a stacked front-load washer and dryer.
